On The Water’s location is incredible for a low country beach experience.  We are the last house on the mainland side of the marsh across from the south end of Pawley’s Island.  The property to our right is undeveloped land that enhances the privacy and scenery of our location.  On The Water has 3,770  square feet and 3 floors.  The great room (65" TV), kitchen, master bedroom (California king bed & 32" TV), and guest room (queen bed) are on the main floor.  The back porch and master porch are also located on the main floor.  The kitchen is fully equipped with appliances, farmhouse sink, prep sink, and extra mini fridge.  It has seating for 6-8 at table and 2 at counter.  An additional dining table in the great room overlooks the marsh and seats 8-10.  A spiral staircase gives access to the upstairs which has 2 bedrooms.  The yellow room has queen, full, and window twin beds.  The blue room has bunk with lower full, upper twin, and twin trundle plus a separate twin bed.  The upstairs bathroom with shower is in the hallway between the bedrooms.  The downstairs has a rec room with queen sofa bed, 55" TV, game table, games, puzzles, and books.  Glass doors from rec room take you to outdoor patio and outdoor shower.  There is also a powder room that is entered from the rec room.  The downstairs bedroom has a queen bed and laundry closet. Our maximum occupancy of 14 people assumes that some occupants are children.   On The Water will comfortably house 6 adults and 8 children.  If all guests are adults, our maximum occupancy is 10-12 adults. 

The entire house and grounds are yours to enjoy, except for the garage and a few owners' closets.  You may enjoy our newly extended dock that seats 8 adults, creek access stairs, two 1-person kayaks, one 2-person kayak, canoe, hammock, and swing.  The use of the boats is included in the nightly rate.  Guests are responsible for cleaning them and replacing them on boat rack.  We have a gas grill for your use by the garage and please clean it after each use.

We have installed a hammock in the yard overlooking the marsh. There's a basketball goal for shooting hoops in our driveway.  We also have cornhole on downstairs patio and a ring toss on the back deck.  If you see lemons growing on our trees near the driveway, feel free to pick and enjoy!

Waterford Heights is a quiet, secluded neighborhood off Highway 17.  It's south of the south causeway.  Most of the neighbors are permanent residents who are very friendly.  Please respect their privacy and desire for quiet.  When driving down the 2 miles of Waterford Rd., please observe speed limit and watch out for deer and wild turkeys.  We live next to conservation property.

Please drive slowly through the neighborhood which has sandy roads and a speed limit of 5 mph.  Our driveway provides enough parking for 6 vehicles. Please only park on the concrete.  It takes 10-12 minutes to drive to the beach.  If you take kayaks across the creek, it only takes 10 minutes to reach the boat ramp and you walk just 2 blocks to reach the beach.  Use of our kayaks are included in the nightly rate.  Please tie them up when not in use.

Cell service is best at back of house facing marsh.  If you walk toward kitchen or bottom floor, you may lose it.  The house does have wifi service and the access code is located in various locations throughout the house.  There is also a wifi enabled printer in the event you need to get some work done.

There is a dehumidifier located in the downstairs den which helps to minimize moisture on the bottom floor if you empty it regularly.  The machine will stop running and a red light will come on when it's time to empty water drawer.  Pull out the drawer, carry it to the downstairs bedroom to pour out the water in the utility sink.  Put drawer back in machine and it should restart automatically.

A Pack-n-play is stored in main floor guest room closet.  There are 2 sets of sheets for it in the same closet.  Before departure, please remove the used sheets and put them in the washing machine.

We share the marsh with small lizards, small crabs, and unfortunately, palmetto bugs.  We have quarterly pest control but please be kind to lizards and crabs who want nothing to do with us people.  If they get inside, just usher them back out.  As far as palmetto bugs, they do not belong and feel free to exterminate them and let us know if you see more than a few.  It's easy to have Terminix come out for a redo.

Checkout time is 10:00 a.m. sharp. If you leave before 10:00, please text us. If anything was damaged during your stay, please let us know before you leave.

KITCHEN

✦ Completely empty refrigerator, freezer, and mini-fridge.

✦ Load and run dishwasher. If dirty dishes don’t fit in dishwasher, hand wash and dry excess dishes and return to cabinets.

✦ Empty ALL trash cans in house and take consolidated trash to outdoor bins behind basketball hoop. If your trash exceeds what fits in bins with lids completely shut, you are responsible for taking excess to trash center at 596 Grate Ave.

BEDROOMS

✦ Retrieve laundry bags from large chest under front porch near driveway. Strip used sheets & pillowcases, put in bags, and leave bags in chest for pickup.

✦ Leave blankets, comforters, mattress pads, pillow protectors, and shams on beds.

BATHROOMS

✦ Put all used towels and bathmats in laundry bags that are in large chest under front porch near driveway. Leave bags in chest for pickup.

OUTSIDE

✦ Canoe: rinse and return to rack UPSIDE DOWN

✦ Kayaks: rinse and return to racks. White kayak upside down on rack. Smaller green kayaks right side up on rack.

✦ Paddles: rinse and return to top rack

✦ Life Jackets: rinse, hang, and buckle to racks

✦ Grill: clean and replace cover

✦ Outdoor furniture: return to where/how you found it

INSIDE

✦ Set main floor thermostat A/C and upstairs units to 74 degrees in warm weather and 66 degree heat in cold weather.

✦ Turn off lights inside & out, especially exterior flood lights on front & back of house.

✦ Turn off all fans, inside and out.

✦ Lock all doors and windows.

✦ Lock front door by pressing top LockState button.

✦ Please do a walk-through to be sure you have all your belongings
